Flooring is the one finish that runs through every room, which makes it the decision with the widest consequences and the one people most often get wrong. Here is how we think about it.
Luxury vinyl plank has earned its popularity
LVP now dominates for good reason. It is genuinely waterproof, which makes it the obvious answer for kitchens, bathrooms and laundry rooms, and the current generation looks convincing rather than plastic-looking. It also handles pets, children and heavy traffic without the maintenance hardwood demands.
If you want one material running through the whole ground floor and the house includes wet areas, this is usually the answer.
Hardwood still belongs in living spaces
Nothing else feels quite like it underfoot, and it is the only floor that can be refinished rather than replaced. Rich dark stains like espresso and walnut remain popular, while lighter finishes that show the natural grain are gaining ground.
Keep it out of bathrooms and laundry rooms. Wood and standing water are a combination that ends one way.
Porcelain and ceramic tile for wet areas
Large format tiles with minimal grout lines have largely replaced small tile in bathrooms and entryways. Fewer grout lines means a cleaner look, easier maintenance and a room that reads larger. In high-traffic and wet zones, tile is still the most durable option available.
Patterns and texture
Herringbone layouts, geometric patterns and textured finishes such as wire-brushed or distressed surfaces are being used to make flooring a feature rather than a background. A herringbone entry or a patterned tile floor in a powder room adds character in a space small enough to keep the cost sensible.
Sustainable options
Bamboo, cork, responsibly harvested hardwood and reclaimed timber are all viable now, and recycled-fibre and wool carpets have improved considerably. Modular carpet tiles are worth knowing about for basements and playrooms, where replacing one damaged tile beats replacing a whole room.
The part people skip
Whatever you choose, the subfloor determines whether it succeeds. Levels need checking, moisture needs addressing, and preparation needs doing properly before anything is laid. A premium floor over a poor subfloor will telegraph every flaw underneath within a year.
